Terms and Conditions
Thank you for choosing to book with Sarovar Holidays. You can book Sarovar Holidays for a minimum of 3 nights. Check-in time is 3 pm and check-out is 10.00am.
We do not take bookings more than 12 months in advance.
Please read this information before you book to ensure your stay is enjoyable. We accept all bookings on the basis that you have read, understood, and agree to these terms and conditions.
We have made every effort to ensure the accuracy of published rates across all booking platforms. However, we reserve the right to correct any pricing errors and amend our pricing during peak seasons.
COVID Safety
Your safety is our top priority. As the COVID-19 situation evolves, we will continue to update our policies and procedures to better serve you. Visit the Victorian Government’s Department of Health and Human Services for up-to-date information.
Our cleaners comply with COVID-19 Housekeeping Guidelines. These are based on publicly available information, but we cannot guarantee the completeness, accuracy, reliability, suitability, or availability of the guidelines. You rely on this information at your own risk.
Bookings and payments
We require payment of 100% of the total cost to confirm your booking with us, including:
- Accommodation fee
- Cleaning fee.
Payments can be made via Visa and MasterCard only. A 1% payment processing fee may apply to credit card payments.
We will save your card details only to charge for certain losses or expenses if they occur. We reserve the right to charge this card in relation to any items as mentioned below in these terms and conditions.
We will email your invoice and booking confirmation once we have received all your accommodation, bond and booking fees.
Bookings placed via INSTANT BOOK may be subject to change or cancellation if found to be in breach of our terms and conditions.
Property Damage
You will be responsible for any damage, repair, or replacement expenses (When you first arrive at the home, please notify us immediately if you find any issues so we can record and repair it.)
The booking fee does not replace or negate your responsibility as a renter, and it does not cover:
- intentional or negligent destruction
- pet damage
- re-keying
- property damage from a motorised vehicle or watercraft
- additional cleaning if the home is excessively dirty.
Booking changes and cancellations
Booking Changes
You may change your booking date without penalty 30 or more days before check-in.
Any booking changes up to 30 days before your arrival may not be permitted and may attract the same conditions as a cancellation (see below).
We reserve the right to change or cancel a booking at any time, such as due to an unforeseen issue or emergency. If this occurs, we will try to offer you a refund or alternative days, but without liability.
Cancellations
- Full refund for cancellations up to 30 days before check-in.
- All cancellation lass than 30 days are non refundable
- All cancellation requests must be made in writing via email
COVID-Related Changes & Cancellations
Bookings are subject to change due to COVID-19 restrictions, border closures and other pandemic-related issues. This could include booking dates, check-in and check-out times, and cancellation.
If your booking is affected by a government lockdown, we may move the date of your booking if possible. However, we do not offer refunds for bookings affected by COVID-19, as this is no longer considered an ‘unforeseen circumstance’.
Additionally, we do not offer a refund if you or another guest:
- tests positive for COVID-19 and needs to vacate early
- cancels the booking due to isolation (though we may book another date if possible).
Check-In Instructions
Check-in time is after 3.00pm. No early check-in is allowed unless organised with us. We take no responsibility for early arrivals without prior notice.
Once we have received your full payment, we will email details about how to collect the house keys (and remote controls if applicable) and return them on departure.
All guests are responsible for keeping keys and remote controls safe. A call-out fee is payable if you require a replacement key.

Respect For Our Home
We want to enjoy your stay in our beautiful property. Please treat it with the utmost respect in accordance with these terms and conditions.
Report all breakages and damages immediately. If you experience any problems with the property during your stay, contact us immediately so we can try to fix them.
Extra charges will be payable if the following guidelines are not followed.
Occupants, Guests & Parties
You may use Sarovar for private, residential use only, unless previously organised with us.
When you book, you will confirm the guests who will stay in the property. Only those people may stay in the home.
If the allowed number of guests is exceeded:
- your booking will be terminated
- you will have to vacate immediately without refund
- your credit card will be charged for the additional guests without notice.
Additional caravans, motor vehicles, motorcycles and erected tents are strictly prohibited.
We do not allow functions or parties at the property under any circumstances. This includes young groups, schoolies, hens nights, bucks parties, birthday parties, etc.
No Smoking Policy
Sarovar Holidays is completely smoke free. This applies both in the house and on the property grounds.
Child Supervision
Children must always be supervised around any balcony, pool, or spa. Our property complies with all safety regulations, but it is your responsibility to supervise and monitor your children when they enter our holiday house and premises.
Noise & Disturbance
Please respect our neighbours by not making excessive noise or causing a disturbance during your stay.
Additional charges or immediate termination may apply if any guest’s actions or behavior compromise the safety or quiet enjoyment of neighbouring properties or others.
You will be required to pay all charges incurred and financial loss suffered by us due to any noise or disturbance. These charges will be debited to your credit card without notice.
Pets & Wildlife
Pets are not allowed onto the property grounds or inside the home under any circumstances, including dogs of guests. If pets are found on the property, your booking can be terminated,
and additional cleaning charges debited to your credit card.
As the home is in a rural area, you and your guests may see wildlife, such as kangaroos. Please always take care and do not approach wildlife under any circumstances.
Phone & Internet Services
Sarovar does not have a landline telephone connected.
However, Wi-Fi is available, and access is subject to these conditions:
- We will make every effort to provide reliable, secure, and stable internet access.
However, we cannot guarantee that this Wi-Fi will be continuous, fault free, secure, or accessible always. - We will not be liable if access to the guest Wi-Fi becomes unstable, unsecured, slow or unavailable for any reason.
- We will not provide compensation if the Wi-Fi is not available due to technical or
service issues.
Our Wi-Fi connections details are kept on a fridge located in the pantry
Equipment Breakdown
Air conditioners, pools, spas, gas and electrical appliances, and other equipment are subject to breakdown and, sometimes, delayed repairs.
Please report any breakdown as soon as possible. While we will make every effort to repair these items quickly, we do not guarantee their availability or serviceability for the duration of your stay.
We will not provide a refund or fee reduction if any items are unavailable during your stay.
You will need to permit all repair and/or service personnel to enter the property to conduct any repair, service or maintenance required.
Rubbish
Please do not leave any rubbish inside the property during your stay. Place all rubbish in the outside bins provided at the property.
Place the bins on the footpath on bin night every Tuesday. Overflowing bins will not be collected, so please ensure the lids are closed. Additionally, any waste in the incorrect bin will not be collected.
When you vacate, place the bins on the footpath ready for collection.
Cleaning & Departure
Your booking fees include a $150 cleaning fee. Any additional cleaning expenses required will be debited to your credit card without further notice after we inspect the property.
Please take all your personal property with you when you leave. We accept no responsibility for any items left behind.
Here is a list of items to take care of during your stay and when you vacate:
Kitchen
- Clean the stove, griller and oven, and ensure they are turned off.
- Leave the kitchen bin free of rubbish.
- Remove all food from the fridge and leave it clean.
- Empty the dishwasher and all dishes put away. No dirty dishes should be left in the
sink or on benches. - Clean all benches and sweep/vacuum all floors.
- Scrape and clean the barbeque.
Bathroom & Laundry
- Clean the shower, vanity, and toilet bowl, and remove all soap and rubbish.
- Remove all personal items from the washing machine and dryer.
- Leave all used linen in the basket provided.
Floor Heating
- Make sure all floor heating is turned off before departure.
Bedrooms
- Check all cupboards and under beds for any remaining personal items.
- Check that all electric blankets are turned off.
Furniture
- Return all furniture, including outdoor, to its original position in same location before
you vacate the property.
Carpets:
- As you can see from our photos our house has white carpets installed on the living rooms and bedrooms we request our guest to take additional precautions to prevent damages and staining the carpet so we Institute a “no shoes” policy inside our house to protect your carpeting which will help our guests will be able to enjoy the warm, soft feeling of carpet underfoot.
Please make sure to remove your shoes and keep it in the provided shelf as soon as you enter the house.
Please do not walk on the carpet with dirty shoes and use the slippers provided
Barbeque Gas
- Barbeque should be used outside the house and cleaned before you keep it inside
- If you change the gas cylinder during your stay, please advise us so we can order another cylinder.
Emergency and after-hours assistance
- For urgent after-hours assistance, call the number you will be given on your check-in information.
Disclaimer
Sarovar Holidays will not be held responsible or liable for:
- any injury or loss suffered by occupants, invitees, or guests due to:
- their failure to comply with these terms and conditions
- their negligence
- wildlife or insects in or around the property.
- any noise, disturbance or inconvenience caused by renovation, building or road works
being carried out in or near the property - the standard of any privately-owned furnishings and fittings.
